Where we stand today

No land, no permit, no capital. Saying it plainly is the point.

HANIGA Capital is at origination stage. There is no fund, no project company and no villa held for sale. What exists today is a location thesis, a delivery partner in Iznik and an advisory brand carrying the process. What is missing is capital, and capital is precisely what turns the first parcel into the first villa.

No parcel under contract

Parcels in the Iznik lake basin have been identified and studied. None has been purchased, optioned or placed under written exclusivity, because that step itself requires capital.

No permit, nothing for sale

No building permit has been issued and no completed villa is held for sale. Construction begins only after land is secured and the permit is in place. Nothing on this website is an offer to sell.

What the first round funds

One parcel, the building permit and condominium easement on it, and the first villa. Delivery follows. A second round is considered only once the first villa is standing.

Every figure, timeline and structure described on this site is stated intent, not a completed transaction. Documents are opened after a conversation, not before it.

    Land basis far below Aegean comparables

    Comparable lakefront and hillside parcels in Bodrum, Cesme or Alacati command a substantial premium over equivalent Iznik land. This spread compresses as heritage recognition and infrastructure mature.

    Structural under-supply of quality villas

    Iznik’s stock of professionally-built rental villas is a fraction of that in comparable Turkish destinations. The gap between demand for private, low-density stays and premium supply is the opening these projects address.

    Citizenship route — statutory conditions apply

    Turkish citizenship by investment requires a qualifying property that meets the statutory conditions at the time of transfer — condominium ownership or condominium easement established, or an existing structure on the land. Whether a specific villa qualifies is confirmed with counsel before any commitment. No claim of eligibility is made for a parcel that has not yet reached that stage.

    Erkanoglu Gayrimenkul handles land and parcel transactions; Sur Insaat handles construction and site delivery. Both are Iznik firms run by Mehmet Erkanoglu, working to fixed-price contracts with contractual handover terms. Their completed villas are documented in the photo archive on this site.

The investment model

One company per project. Every party carries risk in it.

Each villa project is set up as a standalone structure before capital is called: a dedicated Turkish company is incorporated for that project, and ownership, cash flows and exits are ring-fenced inside it. HANIGA originates and curates the project and stays with it through delivery — not an intermediary that takes a commission and leaves. This is the intended structure; no project company has been incorporated to date.

Origination

HANIGA will source parcels off-market and run title and zoning diligence with local counsel. Independent valuation, a documented site visit and a written legal opinion are required before capital is called on any parcel. No parcel has been acquired to date.

Structuring

Each project gets its own company, capital table, and shareholders’ agreement. Investor rights, exit mechanics, and reporting cadence are locked before capital is called.

Delivery & exit

Sur Insaat builds under fixed-price contracts with contractual delivery terms. Exit paths: full sale, staged sale, or a five-year hold with short-term rental income.

HANIGA is a registered brand built on a single standard: 100% Real Trust. Its founder, Erdem Kurtulan, is an authorised real estate advisor in Turkey. HANIGA is not a licensed financial intermediary, manages no fund and does not hold investor money at any point. Its role is to originate the project, coordinate the parties and carry the investor relationship.

Two firms in Iznik, both run by Mehmet Erkanoglu. Erkanoglu Gayrimenkul handles land: sourcing, parcel transactions and local market access. Sur Insaat is the builder and carries construction and site delivery. Both are established in the Iznik lake basin, and both are waiting on the same capital as HANIGA. Indicative project economics — capital structure, drawdown schedule, reporting cadence and exit paths — are shared under NDA, following an introduction and a conversation. Each project is placed in a single-purpose company incorporated for it before capital is called; quarterly reporting and an annual independent audit form part of the structure agreed at that stage. The programme is at pre-acquisition stage: no parcel has been acquired, no building permit has been issued and no project company has been incorporated to date.
